You can list your PG online for free on LSC Smart Living in a few simple steps: create an owner account, add your rooms, rent, rules and photos, then publish. Your listing goes live as soon as you publish, and renters call or WhatsApp you directly. The more clearly you fill it in, the more of those calls come from people who actually fit your PG.

Why list on LSC

  • LSC is free for owners.
  • Renters search for free and reach you by Call or WhatsApp, so nobody stands between you and your next tenant.
  • You can edit your listing from your phone at any time.
  • Your owner workspace helps you track enquiries and confirm visits.

How to list your PG online for free, step by step

Step 1: Create your owner account

Go to List your property and choose owner, or dealer if you list on behalf of others. Create your account, and you can start adding your PG straight away.

Step 2: Add rooms, beds and rent

Renters compare rent first, so make it easy for them:

  • Add each kind of room you offer, such as a single room or a shared room, with its own rent.
  • Say clearly what the rent includes: meals, electricity, Wi-Fi, cleaning or laundry.
  • Mention the deposit and the notice period so there are no surprises later.

Avoid "rent on request". It puts people off, and many will scroll straight past.

Step 3: Set your food and gender policy

  • Food: say whether you serve meals, which meals, whether the kitchen is vegetarian and whether residents can cook for themselves.
  • Gender: choose women, men or co-ed. Renters filter by this, and many start from pages like PGs for women and PGs for men, so the right setting puts you in front of the right people.

Step 4: Write down your rules

Cover gate timings, guests, smoking and alcohol, quiet hours and the notice period. Clear rules up front mean fewer awkward conversations later, and they gently filter out people who would not be happy living with them. If you use a written agreement, our PG rent agreement checklist shows what tenants will look for in it.

Step 5: Get the address and map pin right

Write the full address with a landmark people can find, such as a main road, a market or a well-known building nearby. Then move the map pin onto your actual building, not the middle of the area. Renters often search by area and distance, so a correct pin helps the right people find you and saves wasted trips for everyone.

Photos that get calls

Photos are the first thing renters judge. Take them on a bright day:

  • Open the curtains and switch the lights on.
  • Stand in a corner or doorway and take wide shots that show the whole room.
  • Cover every room type, plus the bathroom, the kitchen or dining area and the front of the building.
  • Make the beds, clear clutter and close cupboards.
  • Hold the phone steady, level and sideways for a wider frame.
  • Use current photos of your own property only. If a renter arrives and the room looks different, you lose the tenant and their trust.

Put your best, brightest room first, because it is the photo most people see before they decide to tap.

A description that does the work

Keep it short and honest. A good description answers, in plain sentences:

  • who the PG suits: students, working professionals, women or men;
  • what the rent includes;
  • what is nearby, such as a college, an office area, a market or a metro line;
  • the key house rules.

Skip capital letters, long strings of adjectives and claims you cannot back up. Renters trust plain facts.

Reply fast

Renters often contact several PGs at once and visit the ones that answer first. To be one of them:

  • Keep your phone handy during the day and pick up calls from new numbers.
  • If you miss a call, call back the same day.
  • Save a short WhatsApp reply with your location pin, a few photos and your visit timings.
  • Offer visit times that suit working people, such as evenings or weekends.

Keep availability updated

When a bed fills, update the listing. When one frees up, update it again. Correct availability saves you from calls about beds you do not have, and it keeps renters trusting what they see. Refresh your photos after repainting or new furniture, and change the rent if it changes.

Before you publish

  • Every room type has a rent.
  • The food and gender policy are set.
  • The house rules are written down.
  • The map pin sits on your building.
  • There are photos of every room type, the bathroom, the kitchen and the front.
  • The description is clear and honest.
