If you are looking for a PG in Rohini or Dwarka, you are choosing between two of Delhi’s large planned residential sub-cities: Rohini in North-West Delhi, served by the Metro Red Line, and Dwarka in South-West Delhi, served by the Blue Line. As of November 2026, LSC Smart Living has 1,842 PG listings across Delhi, with 84 in Rohini and 73 in Dwarka. Pick the one closer to where you study or work, then visit before you pay.

Rohini and Dwarka at a glance

Both areas were planned as residential sub-cities, so they share a similar feel. Each is laid out in numbered sectors, with homes, local markets and parks spread across them, and plenty of houses that owners run as PGs. The first thing to ask about any listing is which sector it is in and how you will get from there to the metro.

The figures below are PG listings on LSC Smart Living as of November 2026, and each rent is the lowest listed rent in that area.

  • Rohini: 84 PG listings, from about ₹3,800 a month. North-West Delhi, on the Metro Red Line.
  • Dwarka: 73 PG listings, from about ₹4,000 a month. South-West Delhi, on the Metro Blue Line.

What you actually pay depends on room sharing, meals, air conditioning and how close the PG is to the metro, so compare what each bed includes, not just the starting figure. To see how these areas sit against the rest of the city, read our area-by-area guide to PG rents in Delhi.

Who a PG in Rohini suits

Rohini is a natural base if your day is centred on North or North-West Delhi.

  • Students at colleges, institutes and coaching centres in North-West Delhi who want a quieter, residential place to come home to.
  • Working people whose offices are on or near the Red Line, or elsewhere in North Delhi.
  • Renters on a tight budget, since Rohini has the lower starting rent of the two on LSC as of November 2026.
  • Anyone who prefers a settled neighbourhood to the noise of a busy commercial hub.

Who Dwarka suits

Dwarka sits on the south-western side of Delhi, towards Gurugram.

  • Working people with offices in West Delhi, or whose work takes them towards Gurugram.
  • Students at colleges and institutes in South-West Delhi.
  • Anyone whose college or office is on or near the Blue Line, so the daily trip stays on one line.
  • Renters who like a quieter, residential pace after a long day.

If neither list sounds like you, look at where you will spend most of your weekdays first. Living close to that matters more than the area’s name.

Plan your commute before you choose

In both sub-cities, the metro is only part of the journey. The rest is getting from your PG to the station, and from the station to your desk or classroom.

  1. Find your college or office on a map and note which metro line serves it.
  2. Shortlist PGs in sectors that keep the whole trip simple, ideally on one line without changes.
  3. Check the last stretch. Is the walk to the station comfortable, or will you need an e-rickshaw, a bus or a shared auto?
  4. Do a trial run on a weekday, at the time you would really travel, and see how crowded it gets.
  5. Walk from the station to the PG after dark, and notice the street lights, the footpath and how busy the road feels.
A cheaper bed far from the station can cost you more every day in last-mile fares and time. Price the whole commute, not only the rent.

What to check on a visit

Photos help you shortlist, but only a visit shows you how a place really feels. Carry this list.

  • The room: check that it matches the photos, that the door and cupboard lock properly, and that you get your own keys.
  • What the rent covers: ask whether meals, electricity, Wi-Fi, laundry and cleaning are included or charged separately.
  • Water and washrooms: open the taps, check the hot water, and ask how many residents share each washroom.
  • Power cuts: ask what happens to the lights, fans and Wi-Fi when the power goes.
  • Food: if meals are included, ask for the weekly menu and meal times, and taste a plate if you can.
  • House rules: ask about gate timing, visitors, quiet hours and the notice period, and get them in writing.
  • Who the PG is for: ask whether it is women-only, men-only or co-ed, and how floors and washrooms are arranged.
  • The neighbourhood: find the nearest market, chemist and grocery shop, and walk to the main road and back.
  • Residents: talk to someone already living there, ideally away from the owner.

Before you hand over a deposit, agree the deposit, notice period and refund terms in writing, pay by bank transfer or UPI, and keep every receipt.

Rohini or Dwarka: how to decide

If you are still torn between the two, let these questions decide for you.

  • Which metro line takes you to your college or office with the fewest changes?
  • Which PG gives you the shorter, easier walk to the station?
  • Once meals and bills are added, which one fits your monthly budget?
  • Which house rules match your routine, especially gate timing if you study or work late?
  • Which neighbourhood felt comfortable when you walked it in the evening?
